There are things to see and do in every room that take families on a journey through Texas history. 🤠🌞 Beat the Big Country heat in your back yard oasis. Take a dip in the sparkling in-ground 8 foot pool, fire up the grill, relax under the covered pergola, or star-gaze near the fire. With plenty of seating and a fully fenced yard, it’s the perfect spot to unwind. Pool towels are provided for your convenience. Or, pull yer boots up and walk the short trail to ACU, the general store, or the nearby mercantile—no horse required. 🤠🎯Let the Games Begin! Giddy up into the game room and challenge your partn'r to some friendly competition that will keep y'all rootin' n tootin' for hours. Our 13-1 activity table offers foosball, darts, billiards, table hockey and tennis, chess, checkers, tic tac toe and more. You'll also have a dart board and a fully stocked game shelf with games for Cowboys, Cowgirls and even the lil' Cowpokes. There are also books and toys throughout our ranch in the city. 🤠🎬Kick back & relax in your cozy living room which features six reclining seats, making it the perfect place to remove your Stetson, and enjoy a classic Western or movie night on the big screen—comfy blankets included. This room is also perfect for lazy afternoon naps and family game time. 🤠🍳 Everything's bigger in Texas, including your fully stocked kitchen, ready for home-cooked meals. Ring the dinner bell, wrangle up your company, then enjoy your meal together in the cowboy chuckwagon-inspired interactive dining room which makes for a one-of-a-kind western dining experience. Our quiet, long-term tenant stays in a separate apartment on the property. Y’all might cross paths on the driveway or front patio, but they keep to themselves and respect your stay. Bonus! They are also tasked to quickly get you anything you might need during your stay. 🤠🛻 Hitch your wagons on the right side of the driveway (room for 2–3 vehicles). Please leave the left side open and be kind to our neighbors by not parking in front of their homes. 🤠🎉Fixin’ to host a poolside hangout? Give us a heads up first. More than 8 folks might cost a few extra gold coins, but it will be worth it! The pool runs year-round (not heated), gets about 8 feet deep, and little cowpokes should always be supervised. 🤠🐾Well behaved dogs are welcome with approval and lil' extra loot. Please note—the yard is mostly concrete, pool, and landscaping. We've even set the table cowboy style — tin plates, bandana napkins, and a cast-iron skillet centerpiece. 🛋 Living Room Open to the dining area, the living room features a cozy sectional and recliner, a large flat-screen TV, and Southwestern throw blankets. A Texas star medallion anchors the mantel. Perfect for movie nights or lazy afternoons. 🎯 Game Room A dedicated game room with a full-size foosball table, electronic dart board (with two sets of darts!), and a Texas flag accent piece on the burnt-orange accent wall. Great for friendly competition at any hour. 🏊 Backyard & Pool Step outside to your own private oasis: a beautiful in-ground pool with sun shelf and pool floats, a pergola-covered patio with a charcoal grill and outdoor dining, plus raised garden beds along the fence. Fully fenced yard for privacy. Towels provided. *** You have full access to the main house, but there is a long-term tenant residing in the adjacent converted garage apartment so you will see and hear their activity from time to time, as they will yours. 1. There is no washer and dryer at this property, as it’s designed for short stays. The owner does provide a laundry service on a case by case basis only and at an additional charge. 2: Prior approval is required if you are planning to host a pool event during your stay and there is an additional charge per person over the max guest limit amount. There is no fence around the pool. The pool is 8 feet deep. The pool is open year round but is not heated so the water temp is never guaranteed. Children must be supervised in the backyard at all times. 3. The 2 car driveway is shared with our long-term tenant. Please do not park on the left side of the driveway. There is limited street parking available, but we ask that you respect our great neighbors and do not park in front of their homes. 4: Dogs are welcome, but at this time there are no grassy areas in the backyard. No other pets are allowed on the property whatsoever and especially NO CATS, as the owner is highly allergic. This will be cause for immediate removal from the property with no refund. 5: This is a very established neighborhood with many elderly residents. Quiet hours are between 10pm and 6 am. No parties allowed and all daytime events require prior approval. 6: There are security cameras on the premises. One facing the driveway/street and side gate entrance, one facing the attached apartment and walkway, one facing the main house front door, and one facing the back gate in the backyard. The camera facing the pool will be covered and deactivated during your stay. There is also an alarm system in the attached apt that will sound if there is any unauthorized access between the main house and the attached apt.
